Japanese real estate advisory

Your interests, represented in Japan.

Kagura Estates supports overseas buyers and investors through property search, screening, negotiation, due diligence, closing, and handover.

Japanese-owned, local by practice, built for serious buyers.

For more than 20 years, we have operated as a Japanese-owned real estate advisory serving clients and investors across Japan. Our reputation has been built through local experience, long-standing relationships, and work inside the Japanese market.

We started Kagura Estates to share that knowledge with overseas buyers and investors. Japanese real estate is an opaque market. Listings online rarely tell the full story, and many opportunities never appear publicly at all.

Our work is straightforward, helping you make the best decision, but it requires time and attention, thus we do not take on more clients than we can properly advise.

Buying in Japan

Start with what the property needs to do for you.

A home and an investment property should not be evaluated by the same standard. Your purpose determines the search, the numbers that matter, the risks that deserve attention, and what a successful purchase looks like.

Private residence

A home in Japan

Your search begins with how you intend to live: location, privacy, building quality, daily convenience, ownership costs, and future resale.

Investment

An investment in Japan

Your search begins with income, financing, tenant demand, operating costs, management, liquidity, and a realistic exit.

Your acquisition

What buying with Kagura looks like.

You have one local point of accountability throughout the acquisition. Each stage should leave you with a clearer decision, not simply a longer list of properties.

01

Define your brief

Tell us the purpose, budget, preferred areas, timing, financing needs, and non-negotiables.

02

Establish the market

Understand what is realistic, where the strongest options are, and which assumptions need to change before the search begins.

03

Search and shortlist

Review a focused selection drawn from public listings, local relationships, and opportunities that fit your actual brief.

04

Review before commitment

Receive a clear assessment of legal position, building condition, financing, income, ownership costs, and resale risk.

05

Negotiate and contract

Move through offer strategy, negotiation, documentation, and contract with local coordination at each step.

06

Settle and take ownership

Complete final checks, settlement, handover, and the practical arrangements needed after acquisition.

Before you commit

Know what you are buying, and what could become your problem later.

Legal position

Understand road access, rebuildability, land rights, private roads, zoning, and restrictions that can materially change value.

Building condition

Understand seismic profile, management quality, repair reserves, maintenance history, and renovation risk.

Financial reality

Understand ownership costs, financing, net income, vacancy, taxes, and whether the property works beyond advertised gross yield.

Future sale

Understand whether the property will remain financeable, explainable, rentable, and saleable to the next buyer.

Client cases

See how other international buyers made the decision.

Real briefs show more than claims. These purchases required different searches, structures, judgments, and support.
